รายละเอียดการจ้าง
เทศบาลตําบลธัญบุรี มีความประสงค์จะจ้างเหมาบริการดูแล บํารุงรักษาระบบและอุปกรณ์ที่เกี่ยวข้องของอาคารสํานักงานศูนย์บริการประชาชนแบบครบวงจร ซึ่งเป็นอาคารอัจฉริยะ (Smart Building System) ขนาด 7 ชั้น เพื่อให้การดําเนินงานและการให้บริการประชาชนเป็นไปอย่างมีประสิทธิภาพและเกิดประโยชน์สูงสุด
ขอบเขตงานครอบคลุมการดูแล บํารุงรักษา ตรวจสอบตามรอบระยะเวลา และซ่อมแซมระบบต่างๆ ภายในอาคารอย่างครบวงจร โดยผู้รับจ้างต้องจัดส่งพนักงานจํานวน 3 อัตรา มีคุณสมบัติตามที่กําหนด (วิศวกรไฟฟ้า วิศวกรคอมพิวเตอร์/ไอที และช่างระดับ ปวส.) เพื่อมาปฏิบัติงานประจําวันจันทร์-ศุกร์ ณ อาคารดังกล่าว
ระบบหลักที่ต้องดูแลได้แก่ ระบบควบคุมการเข้า-ออก (Access Control), ระบบเครือข่ายอัจฉริยะ (Automation System), ระบบกล้องวงจรปิด (CCTV), ระบบสัญญาณแจ้งเหตุเพลิงไหม้, ระบบควบคุมไฟฟ้าแสงสว่างและมอเตอร์ผ้าม่าน, ระบบโทรศัพท์และเครือข่าย, ระบบควบคุมเครื่องปรับอากาศ, ระบบภาพและเสียง, ระบบลิฟต์และบันไดเลื่อน และระบบสุขาภิบาลต่างๆ
งานบํารุงรักษามีทั้งการตรวจสอบรายวัน รายเดือน การบันทึกผล การแก้ไขปัญหาเบื้องต้น และการจัดทํารายงานประจําเดือน ผู้รับจ้างต้องมีระบบรองรับเหตุฉุกเฉิน (on-call 24/7) พร้อมมีแผนบํารุงรักษาเชิงป้องกันที่ชัดเจน
Thap Lan Subdistrict Municipality intends to hire a contractor for the comprehensive maintenance and care of systems and equipment related to the Integrated Public Service Center office building, which is a 7-story Smart Building System. The goal is to ensure efficient operations and maximum benefit for public services.
The scope of work encompasses the full-scale maintenance, periodic inspection, and repair of various building systems. The contractor must deploy 3 qualified personnel (electrical engineer, computer/IT engineer, and vocational technician) to work on-site from Monday to Friday.
Key systems to be maintained include: Access Control System, Automation System, CCTV System, Fire Alarm System, Electrical & Lighting Control System, Telephone & Network System, Air Conditioning Control System, Audio-Visual System, Elevators & Escalators, and Sanitary Systems.
Maintenance activities involve daily and monthly checks, logging results, initial troubleshooting, and submitting monthly reports. The contractor must have a 24/7 on-call system for emergencies and a clear preventive maintenance plan.
