This project involves hiring a legal entity to oversee and maintain the building engineering systems of Wetchakarunrasm Hospital for a period of 12 months (March 1, 2025 - February 28, 2026). The scope includes preventive maintenance, corrective maintenance, system operation, energy management, and audiovisual and information technology services. The contractor must prepare a maintenance plan, an engineering system database, an energy management report, and a Computerized Maintenance Management System (CMMS). This also includes building safety inspections and certifications in accordance with the law. Work is categorized as emergency, urgent, and general, with different completion times. The project also includes repair and replacement services for parts within staff housing and the multipurpose building (with some exceptions). There will be wastewater quality analysis, control of material disbursement, consultation on building improvements, emergency planning, and staff satisfaction surveys. The contractor must provide personnel, tools, consumables, and necessary office equipment. The employer (the hospital) will provide consumable spare parts and materials for repairs. The contractor selection will be based on the lowest price, with priority given to SMEs and bidders offering products Made in Thailand.
